In Sweetwater, the Year a Home Was First Bought Is Shaping What It Resells For

One house on Savory Misty Circle went up in 2024. It has four bedrooms, three baths and 2,775 square feet, and it sold that year for $800,000. In the first half of June 2026 it sold again, for $662,000, according to Your Observer's weekly Lakewood Ranch sales column. The home was about two years old, sat in a gated, maintenance-free community inside Lakewood Ranch, and sold for $138,000 less than its prior price.

Four months later, a smaller 2023-built home with a pool on Seraphic Trail sold for $620,000. It had last sold for $596,000 in 2023, so this one came in $24,000 above, per the Observer's October 13 column.

Both homes are in the same community, from the same builder, and sold in the same year. The difference is when each owner first bought.

Sorting 2026's Sweetwater resales by purchase year

Sweetwater at Lakewood Ranch is an M/I Homes community in southeastern Manatee County. Its single-family homes sit on streets like Savory Mist Circle, Sweet Retreat Run and Seraphic Trail, and Sweetwater Villas sits along Cherished Loop. Every Sweetwater resale reported in the Observer's columns from April through mid-October 2026 is listed below, with the prior sale price and year as the column printed them.

Street Built Prior sale 2026 resale Difference
Savory Mist Circle 2023 $726,900 in 2023 $745,000 +$18,100
Seraphic Trail 2023 $596,000 in 2023 $620,000 +$24,000
Sweetwater Village Drive 2023 $1,008,800 in 2023 $970,000 −$38,800
Savory Mist Circle 2024 $740,000 in 2024 $685,000 −$55,000
Savory Misty Circle 2024 $800,000 in 2024 $662,000 −$138,000
Savory Mist Circle 2024 $929,900 in 2024 $950,000 +$20,100
Sweet Retreat Run 2025 $1,274,300 in 2025 $1,185,000 −$89,300
Sweet Retreat Run 2025 $693,000 in 2025 $643,500 −$49,500

Two of the three homes first bought in 2023 resold above their prior price. Four of the five bought in 2024 or 2025 resold below it. The pattern has exceptions. The 2023 home on Sweetwater Village Drive came in under, and the $929,900 home from 2024 on Savory Mist Circle came in over. Eight sales also leave plenty of room for one unusual home to tilt the count. Even so, the direction is consistent enough to matter to anyone pricing a Sweetwater home or making an offer on one.

Manatee County's numbers point the other way

In September 2026, the Realtor Association of Sarasota and Manatee's single-family summary for Manatee County put the median sale price at $485,000, up 3.2% from September 2025. Median time to contract shortened from 60 days to 53. Months of supply fell from 4.2 to 3.9. Sellers received a median 95.7% of their original list price, compared with 93.3% a year earlier.

Those are steady-to-firmer conditions. A Sweetwater owner who bought in 2024 and sold at a loss this year wasn't hurt by the county's direction. The loss came from the price they started at.

2025 rewarded the 2023 buyers, and that window has narrowed

Go back a year and the 2023 homes look even stronger. In 2025, the Observer reported a 2023-built home on Sweetwater Village Drive reselling at $885,000 against a prior $757,000 in 2023. It reported two on Savory Mist Circle, one at $850,000 against $740,900 and another at $750,000 against $637,000. Each of those cleared its prior price by more than $100,000.

In 2026, the 2023 homes that came out ahead did so by about $18,000 to $24,000. The 2023 buyers still have room above their purchase price. The 2024 and 2025 buyers mostly don't. The two groups bought at different points on the builder's price curve, and the resale market is now pricing in that difference.

A builder's contract price is the full cost of getting a brand-new house built to one buyer's choices. A resale buyer is paying for a lightly used house in a community that will soon have other lightly used houses for sale. When that first purchase happened near the top of the builder's pricing, the gap between those two numbers shows up as a resale below cost.

The builder is still the price to beat

For most of this period, the comparison for a Sweetwater resale buyer wasn't only other resales. M/I Homes was still selling new homes a few streets away.

The clearest example is a single house on Savory Mist Circle. M/I Homes of Sarasota LLC sold it for $740,200, as reported in the Observer's February 4, 2025 column. The same house resold for $685,000 in April 2026. The 2026 column lists the prior sale as $740,000 in 2024, so the two reports differ slightly on the figure and the year. Either way, the home resold for about $55,000 under what the builder sale brought.

The villas show the same pull. In early 2025, M/I sold Cherished Loop villas at prices from $375,000 for a 1,452-square-foot plan up to $490,100. In late September 2025, a 2023 villa on Cherished Loop resold for $400,000 against a prior $520,000. A seller listing near their own purchase price was competing with new villas from the builder, some priced well below it.

That competition is close to over. Lakewood Ranch promoted a Saturday, May 30, 2026 event at 18169 Cherished Loop, billed as the final opportunity at Sweetwater Villas, with M/I's last quick move-in homes and limited-time incentives. A Lakewood Ranch event page published in September 2026 still advertised weekend tours of M/I quick move-in homes with incentives on select homes. M/I's own Sweetwater page now reads "No Longer Available" and says the community may have sold out. If any builder inventory remains, there's very little of it, and M/I's sales office is the place to confirm.

Once the builder has fully left, Sweetwater resales will mostly be compared against each other, and the 2024 and 2025 sales below prior prices will be among the closest comparables.

What the purchase year changes in a transaction

For a buyer comparing Sweetwater with other newer Lakewood Ranch communities, the listing price tells you less than the price history behind it. Some specifics to gather:

  • The prior sale price and year. A 2024 or 2025 seller may be weighing a sale below what they paid, and that affects how much room there is to negotiate. A 2023 seller has more room, but the 2025-sized gains are no longer showing up in the sales record.
  • Whether the prior price was the builder sale. The Observer prints a prior sale price and year. It doesn't always say whether that sale was the original purchase from M/I.
  • The floor plan, not only the street. The 3,697-square-foot plan brought $1,196,500 on Sweet Retreat Run and $900,000 on Honey Dew Lane in builder sales in January 2025 alone. Two homes of the same size can carry very different lot and design choices.

For a Sweetwater owner thinking about selling, the 2026 table works as a positioning guide. Your recent comparables include sellers who started from different prices. Recent buyers have seen the 2024 and 2025 resales come in below their prior prices, and they'll bring those sales into the conversation.

A few direct answers

Is Sweetwater losing value? The 2026 record doesn't show a community-wide decline. Homes first bought in 2023 have mostly resold above those prices. Several homes bought at 2024 and 2025 builder prices have resold below.

Where does Sweetwater sit within Lakewood Ranch? Lakewood Ranch describes it as a gated, maintenance-free community in southeastern Manatee County, with its sales tours based at 4723 Winsome Way.

Did M/I's plans win any recognition? The Juniper at Sweetwater and the Topaz at Sweetwater Villas both appeared on Lakewood Ranch's list of 2025 Parade of Homes winners.
